This project is a Feasibility Study for the future project that will replace fixed seating and install new flooring in lecture hall 100 and auditorium 112 at Gregory Hall. The project will include upgrades to current it systems serving both rooms and will include the replacement of the air handling unit serving auditorium 112 as well as cleaning of associated ductwork serving the auditorium. The HVAC distribution system serving auditorium 112 will be evaluated to determine if floor mounted diffusers can be abandoned with the installation of the new air handling unit. It is anticipated repairs and finish upgrades to the stage area of auditorium 112 will be part of this project. A conceptualization phase will be completed to confirm project scope and budget.
Campus Chilled Water Distribution to Talbot Lab & Grainger Library

The college of communications will begin the renovation of 3,750 sf in basement of Gregory Hall this summer to make way for a new student services center. Currently, the building does not have a fire suppression system and this will not be included in this project. The capital development board (DCB) has appropriated funding to correct life safety deficiencies in the basement and first floors of Gregory hall which includes the installation of a fire suppression system in the project area.

Deferred maintenance project located on the campus quadrangle, Gregory Hall was constructed in 1939 and is home to many administrative offices, general campus classrooms, and a small departmental library. The building has had few changes since its original construction and is due for a complete infrastructure upgrade. The existing mechanical and electrical systems in Gregory hall are located in the basement. Unfortunately, the building lacks additional surge space for new mechanical and electrical systems to be installed without significant building outages. This project is the first priority of the infrastructure upgrade and will remove the abandoned absorption chillers, pumps, and piping in room 19 creating room for new mechanical and electrical equipment upgrades. A new permanent areaway to facilitate this removal as well as the future installation and ventilation of new equipment will be installed as part of this project.

Classroom 112 AHU And Seating Replacement

This project will include the replacement of the fixed seating with tablet arms and the flooring on the main floor (excluding the stage). The new seating must meet the accessibility code requirements and university standards for accessibility. This project will create a sloped floor connection from the back of the room to the stage. The twin entries at the back of the room will be re-configured to provide accessible entries and accommodate acoustical requirements for the classroom. If funds permit, an exterior ramp shall be provided to access the seating level at the front of the room. This option will require a new exterior door. The PSC shall investigate other available options to comply with applicable codes and accessibility guidelines. This project will replace the air handling unit serving room 112 with a new 10,000 cfm unit (PSC to determine the final size of the AHU). The existing unit serving room 112 is currently located in mechanical room 12 directly under the classroom. The new unit will be located in the same location. Supply air will be distributed via existing overhead diffuser in the ceiling of the classroom. The existing floor grilles and return air plenum below the floor will remain except for the grilles below the seating that may become located in circulation spaces and need to be abandoned and filled in with concrete. These grilles will be abandoned and filled in with concrete. Additional return air grilles will be added to the front of the room where possible as required to adequately circulate the air. The reheat coil in the main duct above the second floor ceiling will be removed and a new coil added at the new air handling unit.
Elevator Repair

This project addresses a priority 2 VFA deficiency, with an estimated cost of $500,000. Gregory hall is one of the largest classroom buildings on campus having 26 classrooms and more than 1,690 student seats. The building is 65,000 GSF and is currently served by one antiquated passenger elevator that services the basement, first, second, third, and fourth floors of the building. Minor upgrades have been completed to continue the serviceable life of the elevator. Some of these improvements include a safety plank, a control system which will accommodate fire fighter recall i & ii, new slide guides, and ADA hall and cab fixtures. The proposed project will modernize the existing elevator and will include replacement of the machine, door panels, cab finishes, lighting, and overhead sheaves. The project will also include the enclosing the elevator hoist and ground floor levels.

Replacement of selected electrical distribution systems will be included in the project. Incidental work including installation of ceiling systems, energy efficient lighting, and other associated general work in areas where new ductwork will be installed is included in this project.

Life Safety Deficiency Corrections

The proposed project will address priority life safety deficiencies in Gregory Hall as identified in the VFA life safety analysis. Work will focus on fire suppression, exiting provisions, emergency lighting and exit signage in priority areas of the building. More specifically, the fire suppression work will focus upon protecting the basement and first floor levels, approximately 46,000 sf, of the structure. Further, the fire suppression system will be designed to permit future expansion to the above floors, approximately 56,000 sf, for future fire suppression installation. This approach will be consistent with the fundamental principles of life safety as identified by the national fire protection association (NFPA) in its publication the life safety code handbook. In addition, exits on all floors will be enclosed and upgraded to enhance their performance in the event of an emergency and to prevent fire and smoke from spreading rapidly from one floor to another. Handrails will also be added to exit stairs on all floors to reduce the risk of falls. The emergency lighting and exit signage on these floors will be upgraded to help provide rapid identification of the available exit routes in the buildings. Finally, this project will address dead-end corridors to promote prompt exiting. These improvements will work together to enhance the life safety levels for users of the structure by limiting the expansion of a fire event, and providing a code-compliant exit route for them to quickly and safely leave the building.

First constructed in 1939, Gregory hall is 65,000 GSF and provides programs space for various departmental offices, instructional/classrooms spaces, as well as a departmental library. The building has had minimal upgrades since its Initial construction and the building infrastructure is near the end of its serviceable life. This project will develop a conceptual plan, single-line drawings, budget, and implementation schedule to correct the deferred maintenance items outlined in the CFA reports. Due to funding, the project will require multiple project packages which will coordinated by the university and the professional service consultant. The deferred maintenance items includes but are not limited to a new HVAC system, electrical and plumbing plans, ADA compliant restrooms, asbestos abatement plan, and the addition of an exterior ramp to the facility. In addition, the project will also include a comprehensive plan for flooring, ceiling, energy efficient lighting, and wall finishes for areas not recently remodeled. It is expected that this project will strategize and coordinate their solutions and design concepts with other deferred maintenance projects being completed in the building.
